Hey, I've got a 4k monitor (lg 27uk650) and in freesync extended mode, the range appears to be 40-60 in my testing. The range is more like 41-59, since it tears a bit on frame 40 and 60. This monitor looks really good aside from tacky gamer features. New Innolux panel, 10bit, hdr (optional at most), less bleeding and glow than old auo. For me it's a matter of versatility.
Freesync montiors now work also with xbox and I bet they will work with ps5.
So getting a good freesync monitor now is cheaper, works with amd, nvidia and even consoles (for those who play on those too).
So with freesync, You are not locked into amd or nvidia now

I can share some nvidia freesync experience with new Acer XV272U. Unfortunately I had to return the monitor because 1440p is a bit too demanding for me and does not look that much better than 1080p... And the there was build quality issue(frame gap) The pixel responsiveness on this unit was bad too....

Hey! It's that time of the year! Previously I got AOC AG251FG based on recommendations here but sold it months ago because TN and bad image quality. Since then I am just using standard 27" 1080p 60hz ips. I am fine with dpi. 1080p looks surprisingly good on 27" and when needed, 1440p or 4k dsr works...
