The beating of the horse continues - X1X 1440p/120hz

I am a pc and xbox gamer. When MS announced 120 hz support I was ecstatic as my monitor at the time was a dell 144hz 1440p. Alas, this monitor only has an hdmi 1.4 input and not 2.0. Long story short, I had just purchased the monitor for my pc and was not interested in replacing it at that time. Fast forward to now and I am tired of experiencing high refresh gaming on my pc only to go to my 1x and get smacked in the eyes with 60hz. Especially since the 1x supports 120hz and they have had a while to work out any kinks. Should be pretty easy to find a compatible monitor? That's a BIG NOPE.
So I researched and researched and researched and after all that research this is what I know to be true:
1. The monitor must have an hdmi 2.0 input to support the 120hz refresh rate.
2. The monitor must support freesync over hdmi in order for vrr to work.
(and this is the biggest one)
3. There seems to be absolutely ZERO consistency between people with the same monitor getting these features to work. One person will while the other one won't be able to at all.

I bought this ONLY after I saw it confirmed at two separate sources online (xbox forums and YT comments). I got the monitor yesterday and hooked it up and what do you know.....I can get 120 at 1080 and only 60 at 1440. On top of that, I can only get the VRR option to show up if I set the video to auto-detect settings within the xbox video options. WTH!!?!?!?!!!
I am beyond frustrated at this point. This should not be that difficult. I am not opposed to returning this and trying another unit that has be "known to work" but at this point I don't feel like I can trust anything. Getting these features to work seems to be completely hit or miss even with the same model.
Does anyone have any experience with this model or have any general thoughts / insight?
