165hz, 0.5 ms VS 144hz, 1 ms, dyac - vg248qg VS xl2411k

Hi can you please help me because i dont know what to do and im really lost. So my problem is that i cant choose what monitor should i get. Im choosing one from these:

1. Asus vg248qg - 165hz, 0.5 ms response time, g-sync compatible.
2. Benq Zowie XL2411K - 144hz, 1ms response time, dyac.

I dont think that im going to use g-sync so the question is what is going to be better:

144hz, 1 ms but with dyac
OR
165hz, 0.5 ms with no dyac.

Is dyac worth it because ive heard so many good things about it but im very worried about the 21hz difference and the response time difference of these two monitors.

I just dont know if 144hz and 1ms with dyac is better than 165hz and 0.5ms with no dyac because i dont even know if i am going to use dyac because i also heard that it can make my eyes hurt and the brightness of a monitor can be bad because of it.

So whats your opinion about these two monitors and which one should i get? Please tell me everything you know about all of that.

The minor difference usually won't be human visible to most people.

Blur Busters upgrade recommendation is geometric Hz upgrades for human visible benefit (60 -> 120 -> 240 -> 480) or (60 -> 144 -> 360), ideally with pixel response scaling accordingly.

Also, if you have the budget, you should also evaluate upgrading straight to 240 Hz.
