Severe screen tearing on g-sync monitors

Hi Everyone,

I have been all over the internet trying to figure this issue out, and I finally got directed here from a helpful person on reddit.

I have a 1080 ti with a Dell - S2716DG 27.0" 2560x1440 144Hz Monitor and a Asus - PG27AQ 27.0" 3840x2160 60Hz Monitor. Both have g-sync.

I like the 144hz monitor for fast fps games, while I like the 4k for singleplayer games. However, when I try to play most games (dark souls 3, the witcher 3, Paragon, Ori and the blind forrest, shadow of mordor etc) I get very severe screen tearing. It is nearly unplayable. Note I get the screen tearing no matter what graphics setting the games are played (low to ultra). Note #2: I don't get tearing in overwatch for some reason.

Things I have tried (unsuccessfully):
- Using on monitor at a time
- Limiting fps to 2 fps beneath the monitor refresh rate
- v-sync on, v-sync off
- ensuring both monitors are running at their intended refresh rate
- clean NVIDIA driver installs

All and any suggestions are appreciated!!

Could be a number of things. To start...

1. Are you using "Enable G-SYNC for full screen mode" or "Enable G-SYNC for windowed and full screen mode?"
2. In the games you have experienced the issue, are you using borderless, windowed, or fullscreen?
3. Assuming you have Windows 10, do you have the Game bar, Game DVR, or Game Mode options enabled in Windows Settings > Gaming?
4. Have you ensured G-SYNC is active by enabling the "G-SYNC" indicator in the Nvidia Control panel "Display" dropdown (doesn't always work), or the refresh rate meter on your 60Hz ASUS?
5. Have you tried a full safe mode clean driver uninstall/install via DDU?
