I have an LG 144hz FreeSync and an Xbox One S. My current setup is using a generic HDMI cable between my Xbox and my monitor. When I go to settings I am unable to enable variable refresh rate (its grayed out). I am assuming (and hope) this is because I am using the wrong type of HDMI cable. So my questions are...
1. What type of HDMI cable do I need to use FreeSync + 120hz on my Monitor and Xbox One S?
2. I prefer an HDMI to HDMI solution, but if that doesn't work, can I use my monitors Displayport to Xbox HDMI? If so, what cable? amazon links would be great.
3. If all of the above is a "No" my last resort would be to get a new monitor. Any suggestions? Primarily looking for 165hz, IPS, 1440p. I have this ViewSonic in mind. What do you think? (i know it's not FreeSync. I use my monitor for PC gaming as well.)

Somewhere it was mentioned that currently, freesync only works in 60Hz mode and that Microsoft might implement 120Hz freesync later on.. Have you tried switching to 60Hz and then enabling freesync?

Following link suggests your monitor has Freesync only over Displayport.

No idea on what adapter used- but this user used a HDMI-->DP on a VG248QERegarding FreeSync, it is currently only supported in the 40-60fps ranges. When the console or game/app is running at 120Hz, FreeSync gets turned off.

So looks like I can only get FreeSync over Displayport with my current monitor. I still don't know if I can get 120hz over HDMI. I'm guessing no. Ultimately looks like my solution would be to get a display port --> HDMI cable. Sucks, I only have 1 display port on the monitor.
Anyone know what specs I should be looking for a cable to support 120hz + FreeSync via Displayport ->hdmi?

There are adaptors that successfully pass 120Hz from DisplayPort to HDMI.
However, I'm not aware of any adaptors that successfully pass FreeSync successfully from DisplayPort to HDMI -- if any works, then let me know.
