Is my Acer Predator XB272 malfunctioning?

Hi, recently I have bought Acer Predator XB272bmiprz because I had been looking for a new gaming monitor and found it out on one of blurbusters recommendation lists. So far it has been a fine upgrade with G-Sync and smootheness, but I don't know if I should worry or not because not everything works as I hoped and thought this would be a good place to ask.
Firstly, there seem no way to enable ULMB at 120/144hz on the monitor. Enabling it results in brief darkening of screen (as if ULMB was enabled) but suddenly after black screen appears. The Windows/game in the background works because I can hear audio so that is not software crash. In this state I cannot even access monitors OSD and all I can do is to turn ULMB off via NVidia drivers on my second monitor. The only refresh rate that does work with ULMB however is 100hz.
The second issue is that despite setting refresh rate at 240hz (+G-Sync enabled and the V-sync in game enabled), the max FPS I can get is 225. I tried turning G-Sync off, keeping refresh rate at 240hz, but still, max frames is 225. This isnt rig performance issue because I can achieve ~300 frames in the games I tested.
My GFX card is Gigabyte GeForce RTX 2070 Windforce 8GB GDDR6. I have no idea how to fix the ULMB issue, I tried using both single and dual monitor setups but nothing seem to be working. I don't even know if this is issue with my PC or monitor. How can I troubleshoot this? Thanks.
